If I Have I Haven't Closed On A Property......

but i want to show it to my wholesale buyers, how would i do this if the buyers cant get inside for inspections?

    Does your contract with the seller allow you or your buyers to enter before closing? If not, should be included in the contract.

    Murphy, you should arrange something with the seller. Depending how you purchased the property, it should not be that hard, you will just have to be creative. Try telling the seller you want to go back inside so you can measure for carpet, appliances, etc...... This might help.

    Typically on a wholesale deal, a lot of times an investor will take the deal as long as he can look thru the windows and get a visual, unless of course it is tenant occupied. Good deals wholesale deals are hard to find and if you are wholesaling a good deal, that should not be an issue.

    Tell the seller you need to walk through with a partner, potential partner, insurance company inspector, banker, etc.

    same thing. Oh did I mention the ole "this guy is a contractor and I'm thinking about doing some rehab." If you don't do it too many times or at odd hours most sellers are pretty willing to co-operate.
