I Want To Break Something!
Sometimes this business gets me super annoyed and right bouw now i feel like breaking things.
I figured i would share a quick story about COD appraisers. I had a COD appraiser come out and appraise a 3 family i am working on and i paid him the 500.00 for the appraisal. Then 3 weeks came rolling around and he finally sent in the appraisal. Come to find out he was getting comps from another appraisal he did on a TWO family 20 miles away and the bank rejected the appraisal. My broker contacted the appraiser and demanded he fix it right away. The appraiser demanded 100.00 for a "RUSH!" service. clearly this is no rush as its already been a month and the appraisal is still not done.
Beeing the nice lady that my broker is, she paid him 100.00 to fix it. He revised it and sent it back. I get a call from my broker telling me that the loan is being rejected because of a bad appraisal and they are sick of putting up with it. I am working right now to try and fix this mess.
Moral of this story i guess is to be weary about COD Appraisers and be careful who you choose.

Yes i plan on doing this and reporting the appraiser. Ofcourse the appraiser was out there the next day! we thought this was great at the time until we realized the only reason he was there was to collect his check and take his sweet time. Oh well, atleast i learned something,
