I've Tried Everything For Leads, Now What?

Ive sent post cards to lis pendins, no response. ive advertised in our local flyer magazine for four weeks and not one call. Ive attempted to reach the homeowners by phone and the majority are disconnected numbers. Ive knocked on lots of doors and the owners are tired of seeing investors. ive placed signs on corners and got harrased by local authorities..What next...

    I understand what you are saying about postcards and flyers, I went through the same thing. Have you tried contacting abseentee and out of state owners? I just did a mailing and collected a number of solid leads.

    Havent tried absentees and out of state owners, how would i go about finding these leads? The Flyer is a local magazine where people advertise Homes for sale and rent, ive spent $400 on my last ad and not one phone call.

    Go to your local court house( in the county you are looking) with address'es in hand. you can find all the info you need.ask the clerk of court where you need to look,that is the best thing for you to try at this www.point.most case's this won't cost you a cent. It will take you some time maybe, but it will get the job www.done.Good luck.

    i forgot to mention that all the door knocking ive done has been information from the clerk of courts preforeclosure list. That is the reason i have to look for parking when arriving at these properties, it looks like a mcdonalds drive thru with investors. I am looking for a different approach. i would like the phone to ring. The idea given earlier was great about the absentee owners. Thanks

    To find absentee owners contact your title company and ask them for a list of out of area or out of state homeowners for the city or county you are targeting. Good luck.

    I have 3 thoughts that might work for you. I speak from personal success with number one, and picked up items 2 and 3 from REI seminars.

    1. In my personal opinion, most advertising rarely motivates people to call you. In mailing/flyers, you can only expect 1-3% will actually call you back. And of those, only a fraction will turn out to be deals. Use your advertising dollars to pay friends to be bird dogs. Take them to lunch, tell them what you are looking for and tell them you are willing to pay them $$$ if you buy a property they refer to you.

    2. Drive through your target neighborhoods looking for houses that as someone else described "has the look". I.e. is run down and does not look maintained. Then track down the owner.

    3. Call on houses for rent. Ask 2 questions, "What price would you be willing to sell for?" and "Do you know of any other properties/rentals that might be for sale?".
