I Need Some Help!
ok...I am doing a deal that involves the lease option...obviously, but I am trying to find out how I can find the average cost of rent in my area...I really dont want to negotiate pricing without knowing this first...where can i go to find this info? Can I find it online? Please help...dont want to lose this prospect!

A general rule of thumb is that the property should rent for 1% of its value. If it is worth $80,000, you should be able to get atleast $800 per month on it. Like I said, this rule isnt an absolute, but it will give you a good idea.
Another option is to look in the news paper under houses for rent. This is how I keep uo with rent prices in all of the neighborhoods of my city!
