I NEED HELP WITH A HARD MONEY LENDER

I've been speaking with a property owner. Who's willing to sell the property for $11,750. The homeowner says that after repairs(estimated at around $12k), the property could sell for 40-55k depending on the quality of the cosmetic repairs. This is a hard money lender deal or a private lender deal, but I can't locate one! oh oh

    If it's legit, either will do.

    I have a hard time with a home owner trying to talk you into taking the deal for that price. Is he distressed? Is there a problem that you aren't seeing (environmental hazard, neighborhood change, zoning change, condemnation, etc) that makes it worthless?

    something smells fishy. Hope it's a great deal for you, but do your due dilligence.

    Well I asked them how they arrived at the 40-55k figure, but as of now there's no response. I also checked the tax assessors office online and it showed the property taxes are paid up, which the total assesed value was 7900. Before I commit to a deed of trust contract, I requested to see the actual numbers on the property. I also know a real estate agent in the area, would it be wise to get comps on this property? Hard money lenders will use their own appraisers, but just to be safe, I can get neighborhood comps for myself.

    I need help locating hard money lenders also. My question is where or how do you go about finding them?
    Oh there are websites that give you free home sales prices for houses in a neighborhood you might want to search for some. If I were you I would offer around the tax value if she doesnt owe anything at first so you can get the best price you can. Price is whats important. You already know the house needs work. As long as every house on the street isn't for sale or boarded up or it looks like there might be some construction going on then the owner is probably just broke and needs cash now. Always still do your homework but Price is always the most important.
