I Need A Good RE Sales Contract

I found a buyer for my home that i just rehabbed. Now I need a good real estate sales (purchase) contract. Could anyone offer recommendations?

I need it for the state of Ohio. I found the form on USlegalforms, (or something similar), which is an on-line forms broker. But, it if very complex and costs $18 for a downloadable form.

Would an office supply store, like Staples or Office Depot have these forms?

Does anyone have any web sites or locations they would recommend, where I could purchase a good sales contract?

    Try your local Board of Realtors. I am not sure about your state, but in mine, PA., we can go to the board and purchase the current AS2/K (Agreement of Sale Form) for around $3.00. Or, you can buy a box of them for a discounted price.

    Or, if you go through lots of go to www.realfast.com for a site where you can get a yearly subscription for all the standard RE forms for your state.
    I think it costs about $80 per year, but it's a great time saver with a lot of useful forms (sellers disclosure, etc.)
