I need a good ad to attract bird-doggers.

Helloe investors,

I need a good ad to attract bird-doggers. First under what category do I place the ad in the newspaper? second, how do I word it so they know it is commission based ($500 per closed deal)? I do not want too many misled people calling ...

Any ideas?

    I am in Florida and I am looking for bird-doggers. They scout the area and give me address, name of owner and contact number.

    I provide them with criteria that I am looking for and after I make a deal and close on it, they will get a finder's fee.

    General comment and my Opinion on bird dogging:

    The most important part of being a bird dog for me is to have a valid phone number of the current owner. Some bird dogs get a list of condemned properties and send that. That is something I could do myself.

    The bird dog has to get properties that are beyond the reach of 10,000 investors browsing through all kinds of tax deed /condemned/foreclosure/obvious sources of distressed property list.

    A good bird dog does not bring me a list of 20 properties and hoping one will hit, but he gives me a few with owners' CONTACT number and address and some pics of the property and neighborhood. Once I have address, owners' name and property info is all obtained at the county website.

    I would list your exact parameters here on the site first. I birdog some properties in florida, but I usually stick to higher end ones as the profits are higher. If you want multifamily or commercial types from 250k on up call me (727) 773-8846 or email me at KyleGatton@Hotmail.com

    If you are looking at single family homes then I suggest posting what I usually ask for from investors. It saves a lot of time.
    What price range (from 10 bucks to 1 million?)
    Location (Tampa and surrounding counties, whole state etc)
    What buy percentage (IE up to XX% of appraisal price)
    What wont you buy (rehabs? South st pete?, land only,cracker shacks? foreclosures, Mobiles?Etc)
    What you pay (1-2% is average)
    Also answer there questions such as
    How fast do you close?
    When will they be paid(A:at closing)
    How many should they submit at a time?
    how should they get the info to you?
    What are your hours of operation?


    Again, I would post here and anywhere else you are typing to. I have gotten the best leads from forums like this birdogging, but my problem birdogging is that the investors are too slow to act. so you may want to address that as well.

    Oh one more thing, you should also have a form ready to email or fax out for them to fill in the information. It will slow down the paperwork and make the birdoggers only fill out the ones that they think are good deals since they wont usually waste there time filling out the forms on random houses. Make sure to put in the form that without contact information such as a phone number there form will not be considered. But also realize that they are taking a chance on you, so you may want to have a contract drawn up protecting both of your interests and to ease there fears that you wont pay them.

    As far as the bird dog contract, is there one you like that you always use. If so, can you point me to where you got it. I am sure there is a generic one that most bird doggers are used to.

    A birdog contract is essentially a non compete covenant, ask your lawyer for a biolerplate one. Some things you will want to add are as follows
    You will not buy or solicit to buy for a period of one year after notification without paying them there fee
    They will not knowingly hold back any known information about the property
    What the fee is
    Also check with your lawyer wether or not to put in arbitration clause (where a commitee hears your case instead of a court room) depends on your position, what type of business you have (C-Corp S-Corp or llc)

    Every body, this is what I am looking for:


    Single-family home - price range of $50k ARV - $110k ARV
    must be ugly house in need of repair, signs of distressed property present: tall
    grass, broken windows, bad roof, dirty exterior paint, old door/windows, prefer vacant, ok if not.
    Tampa only, but will do St Pete/Largo/Clearwater only if owners' contact
    info is available.
    Need at least %35-%40 below ARV.
    Need 5 of leads per week.
    Most properties will be wholesaled over to my existing buyer investors.
    I will not buy rehabbed properties or owned by other investors.
    The single family homes can be FSBO, listed or condemned properties(Must provide with contact numbers).

    Payment:
    I pay %1 of the accepted purchase price for finder fee + $100 extra if owner expects my call
    I close in less than a month, mostly 2 weeks.
    You will be paid 24 hours after closing.
    I will send you a check or money order.
    The property info can be emailed to me or mailed to my p.o.box. No house visits please.

    Neighborhood:
    I will not deal with Ghetto and war zone, nor drug activity places.
    It must be a livable neighborhood where descent working-class people would like
    to live in.
    It must not be in industrial/commercial areas within residential
    communities.

    Personality:
    Bird-dog must be laid-back personality with good communication skills.
    Must be able to talk to neighbors in the targeted area inquiring info about the owner in skillful polite manner.
    Must not ask for advance money or borrow money. Been burnt before.
    You do not have any say on how much my offer should be.

    Form:
    I am putting a bird dog form together and is available for bird-dogger ready
    to get started.

    Contract:
    If you already have a contract that has worked well for you and the investor, I can look at using that with my attorney's approval.

    I forgot ....

    If the bird dog returns me FSBO and listed properties in distress, they get $10 per lead next day. That is on top of the 1% bonus.

    So I close on a deal for $70,000. Bird dog gets $700.00 after closing + $10 right after he gives me the lead. Most investors just give you the $500 after closing.

    If you expect more than this, you are in wrong business. Be a rehabber, earn more and take your chance.

    I am mainly into Single Family homes. They have been my bread and butter mainly.

    This weekend should be fun one ... I have 8 people going to my ant-farm neighborhood to post fliers. Hopefully it won't rain
