i have been making investors rich my turn

Hello, I 've been a scout for different investors for about 18 months, in Florida (KISS)and NY
for 500.00 a find w/closing, I desided to start making real money I mean some of these guys are making almost 35-42k a deal and I get 500.00
so I contacted a company called Ameraco
They pay 10% of sale price provided that is meets GLA, but they want 545.00 for course has anyone dealt with them? I am a single mom of 4 that is alot of cash for me to give if they do not produce the investor pool like they say.

    How do you find all these deals. Do you use a service ? I am new and I just wanted to know how I can find the Good deals. I am in South Florida.

    Hello.I drive around alot I place ads in papers, ARE YOU BEHIND ON PAYMENTS,
    I WILL SAVE YOUR CREDIT,
    things like thatand word of mouth in Ny after 911 alot of people were worried aand wanted to bail.
    I also deal with a real estate agent that gets me lis and reo properties,
    and I just contact the inverstors that I know.
    But I watched a deal and seen that this guy made a 37k profit because of me, and gave me a 500 finders fee,
    So yea I think I m ready

    I have never used their services, but I would suggest leaving it alone. I've heard of other newbies asking about them, but not a lot of people seem to use them.

    You have found a great website full of FREE information via forums and articles. You can read as much information on here as you can. If you have money to invest in a course, then I would suggest purchasing one from the TCI shop. Here are some suggestions of popular courses:

    $Cash$ - Subject To “that’s what I do” Training Manual

    ForeclosureCourses (Dwan and Sharon) - Foreclosure Products

    Scott Rister - Instant Cash Wholesaling Houses

    Also, you can check out books from your local library on REI books. The more you educate yourself, the better chances of success. What's great about these products on TCI is that the authors are on here answering questions during their spare time. So you can actually send the author a private message if you have any questions about their course. Plus, there are still actively investing in RE...so it's their products are usually up-to-date.

    Also, since you're finding these leads for the investors, then why not charge them more? They see what a valuable asset you are to them, so you should've started charging more for your service. I hear some bird dogs charge $500 or 1% of purchase price, whichever is higher. Just a thought...

    If you're that successful and experienced at finding good deals (and it sounds like you are), my question to you is why aren't you charging for expertise?

    If you prefer the flat fee approach, then charge what the market will bare. Start raising your price until the investors start saying "no way."

    If you feel that you deserve "a piece of the pie," then base your fee on a % of the selling price. IMO though, this method would require a little more work than simply finding potential deals.

    Glad to meet you.

    You do not need to become a puppet for this group you referred to.

    If you are finding these type of deals and only charging $500 then shame on you.

    You need to learn to step up to the plate with these investors, evidently you know what the profit will be, so go for a percentage of the deal, they will still do business with you.

    Welcome on board this board, I have paid Bird Dogs on a high of $25K for a deal, so step up your rates.

    FYI...I find all my lis penedens and foreclosures online at the clerk of courts...my investor group wanted to give me $500 and in my opinion I work too hard researching to only get $500...I send out letters, I meet with the people I get them to sign an authorization to release info and I build a rapport....I also deal with the mortgage companies and banks....so for this I ask for more than the normal $500 fee....

    Anything that charges someone a fee to find properties for them always seems like a scam to me.

    Work a deal out with local investors to shadow them on how they made that 35-42k per deal.

    I had a bad run-in with Princess Ortiz as well, she was violating the terms of the lease in one of my units and I had to evict her.

    I agree with everyone that wrote in response to your under compensation.... Start charging more for your services!!! If you have any deals in NJ I would be willing to work with you for far more then $500

    You can use hard money lenders or if you have equity in your home, get a HELOC.
