Hows This For Creative Birddogging?

Giving investors info on people who have died leaving the spouse the estate. and are willing to sell. (motivated)
This happens BEFORE the house goes to market
and in exclusive areas they are looking to invest.
Houses are almost 1 million dollars.
and then asking 25, 000 on close. too much..too little?

What do u guys think?

    Probate is a niche in investing that investors work in, though how much, I do not know.

    I could look in the paper and find the same leads, so I am not sure how much that info would be worth if I were to pay you as a bird dog. Probably not much, if I can hire someone 5 hours a month to do that at $8/hour - more cost effective.

    I think birddogs are best when you are talking rehabs.

    What do other people think?

    thanks for the responses.

    By the time it actually hits the paper the house could have been put up for sale though! and even worse..SOLD! Im talking high demand areas with beautiful houses...or even old houses in a very nice area(rehabbers!)

    What if you could find out...when it actually happens...before ANYONE else? isnt that worth the extra amount? And since these homes could PROBABLY had for cheap...whats 25K?(that figure is made up...as i think it would be worth alot of money.

    Im basically selling information i guess.

    Hey Dare 2003,

    As you said, you are selling information; that is what Birddogging is all about.

    How much is the information worth is a raging debate on several other threads.

    No matter what you niche is (Probate for example), you are providing information to other investors. I don't think there is any super secret source of leads. But then again, if they were super secret, I would not know about them. Hmmmm-....

    I personally think it's definitely worth my time to pay a birddog to find and bring me a motivated seller with whom I can negotiate to enter into a contract with; and then I pay the birddog their fee. Or, if the birddog puts the contract together of course I pay them the assignment fee. The point is, I won't pay for info. per se, but I will pay for info. that either myself or the birddog has converted to a contract.

    I'll say go for it. There are many investors that are willing to pay that much if they'll make a bundle as well. You definately have a market. The ones that feel they can find the info on their own, fine that's not your guy, but I'm sure you'll have at least some that'll reward you for your leads. 25K I don't know, but it depends on how much work you are putting in also(how much time and effort you are saving the investor)
