How To Wholesale A Listed Property? Help Please

I've wholesaled many FSBO's in the last 2 years but never a listed property because most investors are already aware of these houses and if not they will see the realtor sign in the yard once they view the house...

Is there anyone out wholesaling listed houses successfully? If so, what am I missing here?

    It's done all the time with "pocket listings." You will need some real estate agent buddies. Once it hits MLS, though, there isn't likely to be a juicy deal there (they have already been picked over by the savvy investors).

    By pocket listings and making friends with realtors...does that mean basically your realtor friends tells you about a deal before it is listed? Is that legal?

    sure it is the seller wants to sell and a buyer wants to buy. many deals are never listed because they already have a buyer. or word of mouth.

    the seller does not care as long as the property moves as quickly as possible

    And some are even listed and set to not show in MLS (at least for a time).

    ...and even some are gone before the listing agent can get over to the seller to get the listing agreement signed, because the even more savvy investors have already found it, prescreeened, got it under contract and are taking it to closing tomorrow.

    But to answer your qustion, yes you can wholesale listed properties, what are you offering? If you're offering what they're asking, you're probably not going to be in business every long.

    make offers that work for you the wholesaler and submit it through the listing agent.

    I'd say most of the time, you're going to get a rejection and get your deposit back, but I'll also say that does not happen 100% of the time.

    You can't buy a house, if you don't make an offer PERIOD

    if you make 10 to 12 offers a week on good wholesale MLS listed prospects you probably won't ask this question again.

    P.S. You probably want to find more than one realtor to submit offers to, or find one who knows what your trying to accomplish and will be happy to help you... or even bring you into the "Savvy Investors" ring.
