How To Sub2 To CA?

I come up with my list of stuff to do. Can sub2 experts comment on them?

1. Find motivated seller who are in debt, retirement
2. Decide if you want to make an offer after negotiating with the seller
3. Run preliminary title report
4. Put an offer, offer little or no money down. Might have to help paying off seller’s debt to get the title.
5. Sign the contract, make the offer to pay for monthly mortgage and have the seller sign the title.
Question: All I need to do is having an attorney going over my contract and I don’t need to open an escrow account, correct?
6. Recording title deed and other legal stuff
7. In 2-3 years, refinance the property

Any advise on these steps?
