How To Split Profit

i'm working with another investor out of state. i will get the loan on a 40k property and he will manage the property. he suggests that all cashflow and appreciation should be spilt 50-50, which will amount to around 600/mo or 300 each.
if i get a prp mgmt company to manage the profits, i could save around
100/mo, since the cashflow is high on these properties. is the 50-50 split usual or is it a little high??

    Call a couple property management companies in the area and see what they charge. I will not pay a "partner" more that fair market value for their services.
