How To Show House If Not Vacant?

If I have a house I put a contract on and it's not vacant. How do I show it to the rehabber that will buy my assignment, if he wants to take a look inside?

I was under the impression you want to keep both parties separate. Would it be ok to show it with the owner there?

Any number of options here but a lot depends on your relationship with the parties.
Since you're already under contract and seem to be a little nervous about letting the seller know you are trying to flip: Ask for a walk through of the property. Explain that you are bringing someone along. You may introduce this person as, an investor, a partner, a contractor, a mortage broker, a finance guy or just a friend who is interested in what you are doing in the real estate biz. BUT you have to have cleared the story with the investor/buyer first so that he will back you up. Since you'r under contract in writing he cannot go to the seller directly anway so he might as well co-operate with you.
