How To Sell This House?

I have a house that I had listed in the MLS for about four month now (I am the owner/broker). I already lowered the price 25K it was 274K, 30 days later 259K and now 249K. I just hope other brokers aren’t waiting for me to keep going down because I dropped the price pretty quick. So I was wondering if there are any creative ideas to move this house, I can probably go lower little bit, but does not guarantee an increase in percentage of lookers, I had more lookers at 274 than 249 I say. Auction I don’t thing will bring much, people go to auctions for a steal, and this house is renovated and ready

    Why did your client pay the owner $20k?

    Does the house need rehab work?
    How many months behind is the first and second mortgage?
    What is the hardship of the owner?
    Is your client paying rent and the owner is not paying the mortgage?
    Where you able to help your customer with her credit score? And what is the Score?
    All these questions and more need to be answered.
