How To Sell My Property With Owner Financing

I would like to turn my neg. cash flow property into a positive by offering another investor seller financing with a down payment. I bought the property with 100% mortgage on it a few months back, marketed it and got a S 8 great paying tenant lady that has been on the S8 program for 9 years. Only thing is, I have a 3 yr. PPP on my loan, can it legal to offer to sell this and kept my loan in place? I am looking to help another REI take over this property without me having to pay the 3 yr PPP.
