How To Sell Expensive Houses

Okay, I come across plenty of deeply discounted expensive homes...million, etc.

I know the air starts getting thin up in this region, but how do you go about selling a piece of property like this that you have under contract? I have heard something about a guy name "Marco" that does for a living but I am not paying $5,000 just to hear him tell me simple stuff.

To those of you who have ideas or have done it, email me or private message me the details because I have a couple that are just sitting on my plate waiting to be eaten wink

    You can sell a property thru a realtor without listing it.... exclusive one time showings... go to broker let them know what you got and tell them you will pay the agent fee for producing a buyer by any agent... not a listing a fee just their half....

    another way is... if you bought the property is to owner finance it and let buyer make interest only payments making it more affordable for buyer to live beyond their means...

    If you got the deed, auction it. If you don't have the deed, come to an agreement with the owners to leave and don't come back for awhile, and not to read your flyer that your auctioning that bad boy, and not to bother you with the price you sold it for........auction it.

    Also at that auction, try to get the auctioneer to get other people to join in to sell some more of their crap and you may be able to get a cut of those sales too because your hosting it. Talk with the auctioneer and see what yall can work out.

    Hi, I don't have experience with this...
    But I have a question for Dave: Why would you give an exclusive to one realtor when you can list it, I think, in multiple for about $250. Either way you're paying 1/2 commission, but instead of having one realtor working on it, you have many. I'm not saying my way of thinking is right, just wondering about the pro's of choosing a specific realtor.

    Don't know if there's furniture with the million dollar homes, but if so, you might have an estate sale that get's a lot of folks to the house who will then see your for sale signs and literature...

    Hi SolutionsKid,

    Depending on the spread that you can buy it at, a quick sale with a deep discount for the new buyer is very inticing!

    A remember a high dollar property that Ron Legrand bought. He got a strong appraisal on it and listed it for sale at a steep discount off of the appraisal price. It was sold quickly because the buyer could visualize the great deal that there were getting. Ron of course made tens of thousands of dollars on the property in less than two weeks.
