I am in the U.S. and looking into marketing U.S. properties to foreign investors.
CJ, what would the fund be for (real estate i understand, but is it going to be targeted?). And while it is an offshore fund, where will your investing activities take place? I have an investment group I work with from the US who are investing here in the Dominican Republic, and are also looking at forming a group of investors to take down development projects here, and doing project buyouts. They are looking at funding initially with approximately $50 million dollars.
I was thinking of 3 classes of shares.
class 1:
AA- or better rated NNN or purchase-leaseback transaction
Class 2:
BBB (investment grade) or better rated NNN or purchase-leaseback transaction
Class 3:
Oportunistic investments
REO
pre-foreclosure
new development
rennovatio
repositioning
etc.
The goal would be to buy US properies.
Reasons:
good deals can be had
cheal interest rates
