How To Get Tenants !!
To all landlords,
What have you found to be the most effective way of attracting tenants, and where do you advertise for them.
In las vegas the market is saturated with rental properties, which is worrying me a bit.
i wish to rent my house out and buy another one but how do i gain leverage over the competition to get tenants.

For the most part my personel experience is once your name gets out that your a GREAT landlord you dont have that big of a problem finding tenants.
During the easy mounths of the year for rent signs. For the bad months the news paper. Dont ever downplay word of mouth.

I like the newspaper as do so many other landlords. If the market is that competitive, offer a promotion. Something to get prospects to call on your ad instead of the others. Offer 'First Month Free,' or 'Free Microwave' (they're only $70) or something else creative. Just make sure you're around to answer the phone on the day the ad appears.
Recently I've had great luck with local municipality websites. My town and those around me have small websites deticated to community affairs and activities. The classified section of these sites has generated many nice leads.

I'm in Las Vegas, got a house up for rent....very hard to rent out.....average rents for a house i would say are $1200-$1400, I got a house up for rent for $1600 in the newspaper Review Journal, only got 2 calls for the whole week it was in, so I'm feeling some pain. My rentals in California, produced 100's of calls, Vegas is saturated with rentals, but always keep in mind the average rents versus the mortgage you have to pay. Takes longer to rent out a place that's has a higher rent.
