How To Find Short Sale Deals
Long time reader... first time poster
Ok, haven't done my first short sale yet...bought Sharon and Dwan's program and ready to get out there and do it... Here's the issue: where do i find the people in pre-foreclosure. I'm having a heck of a time finding online sites that list pre-foreclosures in Indiana (mainly central Indiana). Am I kinda stuck with the courthouse approach? I've been through numerous posts on this site and haven't seen anything directed toward my city. Any help is appreciated...Thanks everyone!

I am a firm believer of going to the Court House and ask around. there are people in our culture who spend their time just hanging around. If you find one then get informed. Most courts have a posting file or a point of display of all lis pendens and that is what you want to see. Sometimes you can make a deal to get a daily copy of the list. Or some of the indolent hanger on's will copy you a fax deal and send it to you on posting day or daily day if that is how they work.
But get in and learn the procedure and feed from it.
Subs 2 are fun but you work closer, not many biggys but they are profitable if you work well with people. Only you can tell if you can do it.
Start there then post again once you have established your information source.

You need to to bring the seller to you. That way you know they're motivated.
Here's what I do( and I have more people calling me than I can handle). I go to the court house, write down all the info., then I go sit at my desk get everyone's phone number from anywho's website, if they are listed, and I send them all a post card that states this:
"If you want to sell your house in the easiest, fastest, confidential and most convienent manner, read this important message. You may discover the perfect solution..."
"If there was no cost to you, and I could immediately relieve you of some debt, would you consider selling the house for what you owe plus some money to start over?"
"Don't ruin your credit! Avoid Foreclosure!"
"Act now. I can probably help you but you have to take the next step. So call me... What have you got to lose?" 555- 5555

It works... then I prequalify everyone with sheet I use to gather info. Not every deal is a good deal. Moreover, I'm still new at this and I only have one buyer. So I have to turn down alot of deals.
Anyway... You want people to call you. That tells you their level of motivation.
