How To Find Pre-Construction Opportunities?
Am looking for high leverage pre-construction scenarios. What is the best way to find builders that are just starting new developments and are looking to pre-sell?

The process is really simple:
1. Buy it cheap.
2. Put a pretty face on the property. Mow the lawns, cover up the uglies, clean up the trash.
3. Expose the property to rehabbers. Advertise. Take a non-refundable deposit and a 10 day contract. Get an additional non-refundable deposit for any contract extensions.
4. Sell the property.
Repeat.
