How to find "owner"

I was just at the courthouse researching the owner of a good prospective house. I know that it is possible that the house has allready been foreclosed on, but I don't think that it has. At any rate, if it was foreclosed on, how long would it normally take for the new owners (bank) to be reflected in the courthouse records? The state in this case is Georgia.

Also, does anyone have any tips on a good way to try to locate someone. I have tried the obvious - phone book, but no luck.

    I've always found the local tax collector to be very helpful in identifying, and helping to locate the owner of record.

    Who are tax collector's and how do you find them? (I assume they are different from the local county tax assessors that send out the tax bills).

    I should have been more specific. I have the name of the owners of record. I was able to get that from the courthouse. The problem is that I can't reach the owners of record. They don't live there anymore and they are not in the phone book. The house is on a highway, so it would be difficult, though not impossible to ask around.

    Any other ideas?

    The Tax Collector, and the US Post Office.

    Pay $1.00 and get their forwarding address.

    Thanks for the great info! I never would have thought of the post office and a forwarding address, and it is a surprise, though not much of one, that a tax collector would have this information.

    Well, no luck at the post office. They said that they could not provide a forwarding address without some sort of "warrant". I guess that it is possible that this is a State (GA) law. At any rate, I don't imagine I will have any better luck with the tax collector.

    However, I know I could mail something to the old address (the house that I am interested in) and hope it gets forwarded to the owners - if in fact they still own it.

    I was able to obtain information about the mortgage at the courthouse. Does anyone know what, if any type of help they could provide in locating these people?

    Hi Kevin,

    What you need is called a skip tracer. I cannot personally recommend one, but for $20-$50 you should be able to get more information than you ever wanted to know about these people, and their current address too. If you do a Google search you can find a company that provides what you need and guarantees results or no charge.

    Or, mail them something and write "Address Service Requested" on your envelope - if they left a forwarding address, the post office will send you notice of it if you put that statement on your envelope.
