HOW TO FIND INVESTORS FOR BIRD DOG
I am new to real estate investing and am very interested becoming a bird dog. I am having a hard time finding investors. Does anyone have any good ideas on how to find investors? Please post any of your experiences as a bird dog.
Join a local REI club,investors there are looking for birddogs.
First, find a deal with some profit, tie it up under option. Pitch the deal to members of your local real estate club or newspaper ad & be prepared t o answer how much they need to get the deal & how much they will make. Find the deal & the investors will come.

Just place a tiny ad in the real estate section of a local newspaper that reads something like "FOR SALE, handyman special". Don't put any price in there.
When they call, tell them that house is sold. Ask them if they are an investor and what area are you looking in and what criteria do you use? Keep all that information on file so you don't have to run another ad. Be prepared though, you will get more investors calling you than you can handle. Good Luck!

I am an investor in the East Bay, I have done a few rehabs. I wold be glad to let you know what I am looking for. I would agree with the previous posts, REI clubs and the handyman ad are two great ways to find investors.
When there are deals, you will have no problem finding investors. You're local REIC club is a great start.
Thank you everyone for all of the good tips! I am going to atttend my first REI club meeting in two weeks. I will also begin to post ads in the newspaper. I have also heard that putting up "WE BUY HOUSES" signs is a good way to attract good deals. I am concerened about local laws and restrictions against posting signs in public areas. What is the worst that can happen to me? Does anyone have any personal experiences that they can share?
I am super new to this and need to know what is the "option" that sanjosee is speaking of?

I think that "option" is a purchase agreement that dealers use to secure the deal with the seller so that they can sell the deal to other investors.

Not really.
Options are not unique to property.
A person creates an option and sells the option to someone else. The agreement is one-way in that the person holding the option can decided to exercise the option or let it expire.
The option defines specific terms under which the option holder will buy a property.
For the option to be valid, the option buyer needs to pay consideration (something of value in exchange for the option - which has value). There needs to be specific conditions for exercising the option. It might need to be notorized depending on the local rules. It might need to be recorded depending on the local rules.
BTW - I say one way agreement in that the seller of the option has not ability to decide if the option will be exercised or if it will expire. Only the option holder can make that decision. The seller must sell if the other person wants to exercise the option.
