How to Eliminate Fear on The Telephone
It’s hard to become successful in this business if you don’t return motivated sellers calls or if you’re too afraid to call the “for rent†sign you passed on the way home from work. Simply put, you have to learn to love the telephone as a real estate investor. The good news is that anyone can overcome their fear of the phone and became a master of closing deals on the phone.
Over the last several years I’ve worked with investors around the country, whom come from all walks of life. And every one of them has become a ‘pro’ on the phone. So now I’m going to show you how I personally did it and how others I know have done it too. First, you have to realize that all of us have the same fear of the phone and you’re not alone. Second, you need to find a friend who you will do role playing with and who will be your accountability partner. For example: Go to your local REIA meetings. Find another ambitious investor like yourself. Tell this investor that you’d like to practice your scripts on the phone once a week for 20 minutes or so. And that for an hour every Saturday you’d like to get together and each of you will take turns making live calls to sellers. These calls can be from leads you’ve gotten, or you can call the “for rent†listings in your local newspaper. Now, I realize this will take a little-bit of sacrifice. But it’s only 20 minutes during the week and only one hour on Saturday. But if you do this for a solid two months you’ll quickly eliminate your fear and become successful on the phone. Also, if you have a mentor you should do 3-way phone calls with them. At first, have your mentor do the talking with the seller and learn from them. Then, once you’re more comfortable, you should do all the talking and your mentor will chime in if you need assistance.
Like all things in life, the only way to get through telephone fear is just to “do it afraid†and make as many phone calls as necessary to eliminate that fear. However, it’s a lot easier when you use the “buddy system†and find a fellow investor to work with.
