How do I do a quit claim deed to take my boyfriend off the deed?

    Glad to meet you.

    I guess your nic says it all, having a bad hair day are we?

    You might be able to have a Title Company prepare a Quit Claim deed for you or tell you what is required as if they were going to issue title insurance when you sell, however remember if he is on the loan this will not take him off the loan.

    I get the impression you want to do this without his consent. Is this true? If so, be aware that he would have to sign the Quitclaim.

    The reason he wants off the mortgage also,is because it will show up on his credit report for one thing, or if anything bad should happen to the propety he is liable for half the problem.

    Do you understand that if the BF is currently ON the deed, the RE cannot be remortgaged unless BOTH of you agree and are willing to sign the docs?
