How To Determine Value

Is there a book or a guide that helps determine value in terms of repairs of www.homes.ie what will add the most value to a home compared to the cost of the repair [ Edited by rollie on Date 07/09/2004 ]

    When deciding what remodels to do, keep in mind that when you are selling a property to a couple, men buy garages, and work benches, and shops. Women buy houses with nice kitchens, bathrooms, and closets etc. As much as us guys like to think that we're in charge, The woman in the relationship will generally have the say regarding which house they will buy. Concentrate on the things that will impress the ladies.

    I don't know of a book but I can share what my Dec 2003 Realtors Magazine says on this subject. This was an excellent article and if you know any Realtors I suggest that you ask them to make a copy of it for you. Its on page 32 and its called "Remodeling's Return. Its different for whatever region the property is in, but I will go by Boston MA

    Deck Addtion - Value at sale 18,333 Cost Recouped 255.9%

    Siding Replacement - Value 22,500 cost recouped 277.4%

    Bathroom Addition - Value 18,500 cost recouped 111.4%

    Attic Bedroom - Value at Sale 45,000 cost recouped 119.4%

    Bathroom remodel - Value at sale 16,667 cost recouped 147.5%

    Window replacement - Value at sale 12,333 cost recouped 118.3%

    Family room addition - value at sale 70,000 cost recouped 116.3%

    Mastersuite addition - value at sale 92,500 cost recouped 115%

    Kitchen remodel - value at sale 55,000 cost recouped 117.9%

    Each item also says how much it would cost and what the improvement would have to be, but hopefully you get the idea, and maybe you can get the article too.
