How To Design The Contract

I have a house appraised for $225,000 the seller is really motivated. There is a 2nd at $40,000 and a 1st at $165,000. I have everything put together for the 2nd short sale have the hud-1 all laid out. Accept the contract I don't know what to put in for the purchase price because if the first negotiates then I would have to add that with what I pay the second and that will be the purchase price right? On the contract between the seller and I; can I put by the purchase price "The negotiated price" Then on closing date "35 days after negotiated price" ? I do know that they want a contract in the packet I am ready to haggle with the second and the first wants to bring in there people to look at the house. What do you suggest. I have until 11-2-03. This is my first short sale I am getting my feet wet. I want to do my best by i can care less if it is a success I want the experience and education.[ Edited by Hawkman on Date 10/11/2003 ]
