How To Convince Sellers/Landlords About Rent To Own?
What is the best eye catching ad I can use to convince Sellers/Landlords to sell or rent their house to me on a Lease Option basis? I don’t have any problem with Tenant/Buyers – I had an effective marketing ad that keeps them contacting me, but I don’t have the houses available for them, and so I want to kick off my campaign. I hate cold calling, so I want to try to run an ad instead so they’ll be the ones calling instead of me. I figure I shld target the Landlords since they are already "renting out" - it's just a matter of convincing them to sell it at a later date. What if they're happy to just rent out, and not sell eventually?
I have tenant/buyers on standby, all ready and eager to RTO - just waiting for available homes. Any help would be appreciated -
The best angle to work is no hassles with T/B's. Make sure the deal is structured where the T/B is responsible for all maintainance, and I'm sure the landlords will see the benefit. No maintainance and a nice down payment is the key selling point with yours truly.

Place an ad that says "We buy houses! Any condition, close within 7 days, cal xxx-xxx-xxxx)" When they call, get the information, go to the house, sit with them, THEN and only then, bring up an alternative type of financing. You rarely can buy a house creatively over the phone.

or something like that. The tired land lord part got the phones ringing...
