How To Buy SUB-TO In Doublewide Parks?

I'd like to start buying double and single-wides Sub-To in 2 different "mobile home" parks. They are in newer and very nice neighborhoods with no visible wheels - some even just look like ranches, which would lead me to believe that most or all of the people are home owners and not just leasing. Could they be "manufactured homes" and what's the difference?

However when searching the tax records, it is unclear because less than half of the addresses are even listed...and of those there is usually NO date, purchase price, or year built and their address says "c/o 'the developer'".

If they do in fact OWN the doublewide, do they also own the land underneath or pay that to the developer monthly....which would include property taxes?

Any help and words of advice/experience would be great!
