How Much Per Unit Do You Investors Ussually Try To Make?

I have been investing for about a year now. I have been trying to stick to my guidlines of making at least 100.00 per unit after expenses and this has been for duplexes up to five plexes. Just curious to know what other investors out there go by and how much positive cash flow they like to see per unit in an apartment bulding? Thanks.

We shoot for $150 per unit for dupes, tri's, sfh, etc, for an apt building I'd be willing to go to $100 a unit as it shares costs (roof, landscape, etc)

What are your assumptions in regards to upfront investment?
What type on down payment are you assuming?

As of now, I have done all my investments at 100% financed. Once I start having my own money down, then I will expect to earn more out of each unit.

What kind of interest rates are you able to get for 100% financing for an investor??

Well I had to use equity out of other houses I own, so either 10% or 20% of equity and I have paid one time 6.6, 7.6 and on the first mortgage I have interest rates from 5.75 to 6.65 and these are 2/30 adjustable rates.

Nic: we got approved for 7% on an apartment building with 100% financing once.

As far as RRR, I expect $200-250 out of each rental. Tho, some of our numbers are even better. We make $350 on one of them

Lady Grey, did you get one loan at 100% or did you have to actually take out two separate loans to get the 100% financing?
