How Many Previous Tenants?

Good morning all! I just want to take a little poll. How many previous tenants does everyone have that owe you money? We have three right now that are judgement proof and one family that is not. We are in litigation right now with the family that isn't judgement proof. They recently bought their own home, but they didn't pay their last month's rent, left the place a filthy mess, and was the cause of a fire from two years ago. They have the nerve to say that they want their $600 security deposit back and that we started the fire. The fireman's report clearly startes that they were the cause. They had a bunch of clothes up against the gas hotwater heater.

    Too bad you couldn't have got a judgment against them before they bought that house, that would've hurt them getting a mortgage.

    I imagine it will be tough to get anything from them, you might be able to put a lien against their new house but that will only be effective when they try to sell.

    get your judgment. if they refinance or go for a second mortgage or HELOC, their lender most likely won't allow the judgment to remain. be sure your judgment is accruing interest. also, judgments in my state need to be 'revived' every so many years so be sure to follow through with that if necessary
