How Long Before Your First Deal?

Times have been kinda tough recently, and I need a little motivation. How long after you started did it take before you realized the fruits of your effort? If you haven't got your first deal yet, how long have you been trying?

    You might tell us what you have been doing. Perhaps we can be of more help to you than just finding someone who has been trying for a long time to make their first deal. This site has many people who will likely be able to help.

    Robin,
    I have been working at this since the end of October and still have not got a deal. I am just starting to get alot of calls from my marketing efforts. I am also farming bklyn and the other boros. All I can say is keep at it it will eventually pay off. (I hope). How are you getting your leads and what are you doing marketing wise?

    I have posted bandit signs, I am sending postcards to homeowners from my lis pendens list and I have an ad in a paper that blankets my farm area. I have gotten a decent response from my marketing and feel that I feel that I am pretty close to getting my first creative deal.

    What I was really looking for was a sharing of success stories........not to commiserate.

    I too, would appreciate any help that can be offered. I have been diligently seeking a pre-forecloure opportunity. I have subscribed to several hundered dollars worth of "instructional aid" and have yet to get any solid answers to my questions. I have sent out a few hundred post cards (polite and friendly, offering an opportunity to save time and money) and have yet to receive a response. I have contacted banks and asked that they provide me a list of their REO properties. The only response I received, was from a rude man who would not divulge the list of properties and hung up on me. Is this a normal response? Why is it a recommended practice if it doesn't produce opportunities? I am not a quitter by any means, and have internal drive to continue. However, I am a numbers person and was wondering what others FIRST, VERY FIRST transaction was like.....My status is that I have moderate credit, a limited amount of equity to work with and less than $5,000 cash. Is there even hope? I need to direct my funds in the most productive manner. Any tips and warnings of potential roadblocks, are greatly appreciated. THANK YOU for any help you are able to provide.

    Hi Robin,

    I've been at it for 14 months. I do the bird-dogging and an rei does the deal. I've located three deals (really 2 1/2) and just finished with the last one. I've made no money yet, but I learn a lot every time I try another. The cardinal rules about motivated sellers was the lesson for my last deal. I know this will pay off if I don't give up. How can it not? I like the other writers comment about marketing. It all comes down to locating the homeowners who are the deal. How do you want to reach them. I use letter and newspaper advertising.

    I'm working at this in massachusetts.

    If you were only looking for success stories why did you include this line in your post

    "If you haven't got your first deal yet, how long have you been trying? "

    I was trying to encourage you to keep at it. I have also been sending letters and postcards and they are starting to pay off, I got 4 calls yesterday and 2 today. 2 of them look very good. And hopefully I will have my first deal in the very near future.

    It took me 8 days from my intial marketing efforts to do my first deal.

    deal 2 came a week later.

    left business card everywhere
    post card mailings...200+

    When I started, the first deal was from a bandit sign and the second was from the ad in the paper
