How Long Before Sherriff Sale Should You Contact Owner?
here in ohio i can get a list of sherrif sales amonth before the actual sell. is amonth long enough to make a deal with a owner or have they giving up and will let the property go to sale? I need some feed back I have names and numbers of owners who house will go to sell feb 13 any suggestions?

Your best option is short sale. And I agree, you need at least 30 days to have a shot at a successful short sale.
If you have cash to purchase a Short Sale would be good. If you trying to Whole Sale the property after the Short Sale make sure there is enough equity for end buyer. Good Luck
