As a general rule, the strength of a rental market softens between November and February. I hate having a lease expiration in November, December, and January, so I will usually accept six month rentals in those months.
By accepting six month tenants, i reduce the length of vacancy in the Winter months, and push vacancies from those expired six month leases into the Spring and Summer months. Hopefully, some of those six month tenants will opt for an annual lease renewal.
