Only the mortgagee who is asked to grant short sale relief can qualify that mortgagor... but you can expedite the process by learning as much as you can by asking a few basic questions.

First of all, instruct the Seller to contact the mortgagee and request that a preforeclosure sale workout application be sent via priority mail or FAX.

Then, read the article, "How to Prequalify a Short sale Candidate" posted on this Site. It will give you an idea of what you need to know from the Seller.

In a nutshell, if the seller has experienced an involuntary hardship, can't cure the default, and can't sell at a price that would satisfy the mortgages, liens, and other encumbrances... the Seller may qualify for short sale relief.
