How Do You Send An Offer?

Is there any formal or specific way to send someone an offer on a property? What is the proper procedure one should follow?

    Are you talking about offers on houses being sold conventionally by a realtor? If that is the case just low ball them and write out a offer stating what property it is for and your information.

    If it is for a property you find yourself just give them one verbally and get them to sign a contract right there. When i go look at potential houses i always have my contracts with me and most of the time i end up signing one right there. This might have something to do with working sales jobs for 4 years.

    I basically know what i want to pay for something by the end of the conversation with the owner. i feel them out and ask them what they owe etc etc. how desparate they are and so on. by the end i offer with cash and i then either take sub-to or i assign it.

    depends weather or not its listed or is a pre foreclosure or what? i believe there usually is a recognized form used by realtors to send offers on listed properties. if your going to make offers on a listed property your self, then you might want to get on of these.

    if its just a fsbo or preforeclosure, you could make the offer on a napkin. doesnt really matter.

    as far as low balling is concerned, i would say offer what you want to. i cant stand people who run to town hall and try to look up what you paid and then offer a dollar over that. they have no clue if i paid the seller on the side or what. i think people should be less concerned with what the owner paid and more concerned about how good of a deal it is at the asking price. its not what the seller paid, but what the market will support. this is regarding a listed property and not a foreclosure.

    I think the developer is just trying to raise some funds, he is still making money on the units he has sold, just not as much as he would if he waited.
