How Do You Guys Handle Wholesale Buyers......
I have a property under contract that i intend to flip, but i' m not sure how to deal with my buyers. I' m about to fax some photos to one of my buyers. Should i wait on his response before contacting another buyer or what?
I guess the real question is: How do I let everybody know about the property without stepping on toes?
Any help is greatly appreciated...

If you have a relationship with one or two buyers, and want them to get the first opportunity, then shoot it to them first, but let them know it is an advance opportunity, and that you will let everyone else know about it in 2 or 3 days. Remember, you need to get your contract assigned, and your buyer to the table by the settlement date you have on the contract.
My advise is to put together some very thorough information into an adobe pdf file and email it to everyone at once.
If you have experience with a few key buyers, you may call them and give them 24 hours, but I wouldn't waste time.
It will take you an hour or two possibly to put together a good sales package, but you'll be saving time by not explaining all the details 25 times.
Also when you do a mass email, put all of the emails in the BCC (blind carbon copy) so that the other investors won't get your entire email list.
