How do you get lenders to lend you money without a regular job?

I have a regular job right but want to eventually get into REI rehabs full time. After I do a couple rehab deals I hope to quit my 9-5 job and do rehabs full time. My worry is that lenders will want to see a steady income. Is is difficult to get funds without a steady job? Or is showing a good savings account enough? cool grin

    What if you dont have any savings, no job, but a very good deal.

    If this doesnt work will a cosigner with good credit help??????

    If you are a full-time investor, then you are considered "self-employed." Don't think "unemployed", it's too negative. You have to think positively.

    There are so many different ways you can go around not having any money or a job when investing in RE. If you have money in the bank, then you can get a stated income loan where you have to verify income and/or assets to the lender. If you cannot get a loan, then you can always place an ad and find someone willing to allow you to use their credit to get a loan for a price. For instance, you find someone who will qualify for a loan and give them 25% of the profits or whatever you decide to do.

    If you have a bank account with a lot of money, then you can get a bank to give you a loan against the money in the bank. You will be using the money in your account as collateral. You can even partner up with an investor who pays the upfront costs and you split the profits.

    Don't get greedy! Some money is better than NO money...remember that.

    You might ask your lender for a 'No Doc' loan if your credit will pass.

    Probably the best way is a "No -Doc or Low-Doc". The key is your credit scoring. I believe it needs to be around 740 or so. You might want to call a loan officer and get specefics. The use to require 40% down and a excellent credit score.
