How Do I Structure For Cash-Back At Closing?

Hello everyone I am interested in a 4 unit apt building that is for sale. The building is looks like it is in decent shape but I would want to fix it a little more so I can get the rents to where they are supposed to be, maybe add coin laundry, some windows, and I may have to separate the utilities also.



But after the down payment my money will be kinda tied up with the property I own now and this new one I am trying to purchase.



So i was wondering how do I structure the deal with the seller so I can recieve money back a closing?
