How Do I Shop Contract?
Now that there is a next step, what is the best way to go about shopping contract? For instance, do I send the completed contract to prospective investors, or do I just send the address over to them? Do I include my numbers, or should I see what they come up with on their own, then compare it to what I have so I can know whether we're on the same page or not without giving away my position (or should that even be a concern)?

This information can possibly be found somewhere on this site, but I only have an hour a day to use a computer (local library), and that time is taken up doing things needed to put together potential deals. I'm sorry if this is an elementary question, but it is an actual concern of mine and any guidance would be very much appreciated.

call every "we buy houses" ad or sign you can find. list it on every website you can find. place an ad in the paper for handyman special. call the ads for handyman specials. these are placed by investors who may want the property. the most important part is keeping an address book of names/numbers/emails of everyone you speak with for the next time around.
it has been my experience that the people who offer the most earnest $$ are the most likely to close. the people who show up with a 10$ bill are usually learning and don't have financing lined up. go with the contract that offers the most earnest $$ even if it is a little lower. if they don't perform, keep the earnest $$. think of it as rent. make sure to use your title company and understand the contract very well. it is best to always use your contract if possible.
