How Do I Rent Out A Condo I Just Bought???
Hello.
I live in NY and recently purchased a condo in Ft. Lauderdale, Florida in a very nice community. It is a very charming condo. I am having a hard time renting it out. I have a few realtors in Florida that are working on it but no luck. Are there any successful websites where you can post your listing and not for too much money or maybe even free.
Any suggestions or help will be greatly appreciated. Thanks.

going from what I've read here, you may want to check on what the going rate is for rentals and ask for slightly below that while not going into negative cash flow. And as always, screen your potential tenant!

Put it in TCIRealty. We will be having a site up soon that will advertise your rental property for you.
We won't have the site up tomorrow, but just as a reference.
I'd spring for an Ad in the major newpaper that is local to the property. You want to check for some comparable rent prices. Your strategy here will depend on how badly the house is straining you financially, but you need to remember that it is necessary that you get top notch tenets because of the distance between you and the house. It's hard to evict from 7 states away.
The way to get the best tenets is to simply get more calls, and you get more calls by having cheaper rent. For me, the goal in this situation is to have as worry-free of a rental as possible.

If you are asking me, I am not sure.
My buddy rents his seasonal in Jupiter for high$$$ . The snow birds are coming this guy puts the ad in a small paper up here and has been doing that for years.hope that helps. ps he had disapointing results with realtor placement
You may also want to try and set it up with a property management firm locally in Florida and they can take care of all related problems but it can be expensive, however, they don't get paid unless you get paid.
I live here in south Florida not far from Miami, If you are not renting it out it is most likely because what you are asking is too high. Condos down here are bad rental opportunities in most cases un less you put a lot of money up front (which I don't like to do). It's the maintenence fees that KILL YOU. some times $250 to $400. After you've paid all expenses, you got nuthin
So what are your suggestions.
I don't think you have much choice other than to keep trying or sell it. For future reference, always research the rental market before you invest in a rental. Especially a condo.
