I am approved and ready to buy and rehab a house. I joined forclosuresearch but it is all REO's.. I would like to buy a good deal and I heard pre forclosures are the best.. Also, what about probate court and fire burned houses?? I have heard a legal newspaper, but I am not even sure about how to get one of those
thanks in advance.

    Pre-foreclosures in Cleveland, OH?

The West Side REO market is extremely competitive. If you don't have contacts with multiple realtors that specialize in REO's you won't get a good deal.

The Daily Legal News is available at the courthouse and sherrifs department and probate court. It will list pending foreclosures. Not a good source of preforclosure leads. Every other investor knows about them too.

If you are willing to invest the time, you can go to probate court and ask how you can look at recently filed applications for appointments of appraisers or recently filed inventories and appraisals. From there you will need to sift and sort in some way so as to locate good prospects. Even though I practice law in downtown Cleveland, I have never bothered to do this because of the time commitments.

Since the Cleveland market is so large I am sure you can get lots of leads by running a simple ad in the Plain Dealer.

I trust this is helpful. Wishing you great success.
