When you combine traditional brainstorming with creative thinking techniques you will advance pass your competition.

So my question to you is "How are your potential customers seeing you through your advertising"?

What are you telling them with your advertising?

Does your advertising send a positive message or a negative message?

    Try mailings/calls to expired listings.

Try something different when you write adds in the paper... THe same "WE Buy Houses" ads are a bit old... Try something new! My newest ad reads "Real Estate Investor NEEDS to buy 3 houses in the next 7 days"... I don't know about the response, but it is worth a shot...

    Good Luck!

Sniff out free neighbourhood papers and "Shoppers,'" (Greensheet? L.A. Weekly?) some even offer free ads. Consider having someone in sales look over your flyer, maybe it's not exciting enough. Put in a coupon for an extra $100 cash upon signing a deal (then adjust your offer accordingly). Scour the Marketing Forum here, lots of good ideas being tossed about.

how do i find an expired m.l.s. list

To get an expired list, you need to be connected to the MLS in your area, or have a contact with someone who does...ie a realtor, appraiser, home inspector, are just a few. Hope this helps.
