How Do I Find Modivated Sellers
right now Im chasing foreclores . Ive sent out about 300 post cards and letters to the same clients a couple weeks later .
I havent recieved a call yet . Im thinking about stepping it up and passing out flyers. has anyone had luck with passing out flyers ? I'll start out with about 500. Any other ideas for a new investor?

in the local paper there are 8 diffrent we buy houses ads

Try something different when you write adds in the paper... THe same "WE Buy Houses" ads are a bit old... Try something new! My newest ad reads "Real Estate Investor NEEDS to buy 3 houses in the next 7 days"... I don't know about the response, but it is worth a shot...

Sniff out free neighbourhood papers and "Shoppers,'" (Greensheet? L.A. Weekly?) some even offer free ads. Consider having someone in sales look over your flyer, maybe it's not exciting enough. Put in a coupon for an extra $100 cash upon signing a deal (then adjust your offer accordingly). Scour the Marketing Forum here, lots of good ideas being tossed about.

how do i find an expired m.l.s. list
To get an expired list, you need to be connected to the MLS in your area, or have a contact with someone who does...ie a realtor, appraiser, home inspector, are just a few. Hope this helps.
