I would begin with starting a buyers list. Look in your local paper for investor's ads such as "I buy ugly houses" or "all cash for homes" or "lease-option" ads.
Call these people, tell them you want to bird-dog for them and get a list of criteria they are looking for. (Most good investors will give you a chance- after all , they have nothing to lose!). Then, get out there and find the properties you think they would be interested in. Keep networking with investors and you will develop a reputation for someone who finds good leads.
