How Do I Attract Billboard Companys?

I own a piece of land in a slowly growing area. Within walking distance from the land is a Food Lion plus some other shops etc. I’m not able to build a house there because the land wouldn’t perk. I would like to know will I be able to have a large billboard put on the land instead of the house? I’ve been thinking about what advice I’m liable to receive and I can see check with the local authority coming out lol. My other question is how can I advertise this sucker to various businesses? I’ve performed a google search and emailed a whole bunch of companies. I’ve considered running an ad in the paper as well. Now I’m thinking about putting my own sign on the land something along the lines of “Your billboard here call ######”.

What do you think any tips?

[I wanted to add this. The billboard idea came from a poster on here a couple years ago. Companies are willing to give you $700-$2500 rent for your space!]

    How do I find billboard companies? By being EXTREMELY determined LOL! This is a business where nobody knows anything and whoever you call isn’t the person who you should talk to. After sowing the seeds and being diligent I found a company who is interested in hooking me up with another company who would like to lease advertising space on my land.

    I don’t know the zoning laws on this. I just started reading my zoning book. Within the last year or so two companies have tried to buy the land out right. I don’t think companies would be trying to by my land so they could build a house and flip it either. There has to be some commercial stuff going on or being planned out there.

    I’m keeping my fingers crossed shooting up prayers the whole works LOL! Anytime you can build an income which pays you whether you are there or not you have it made. This would be the ideal situation (I can’t build a house because of perking problem). Instead of losing money to the property taxes every year I would have money coming in every month from the billboard company. It would be pure profit because I own the land free and clear.

    Why dont you just call the companies with billboards around your town. I did this yesterday for a piece of land i own very close to a five lane hwy. They basically told me the sign would rent for $1,000 a month i they would give me 20%. Not enough for me, but maybe they are charging more in your area. Just a Thought

    True. I’m usually a stickler for research. The company representative said he would research the parcel #. I’m going to the courthouse on Friday to practice for upcoming tax sales. I’ll check on it then. It would be nice if everything worked out and I could have a monthly income from this.

    LOL Retirement is a long way away for me. I’m seriously looking at buying land strategically in order to have billboards erected. 4 $2500 a month billboards is $10000 (yeah this is easier said than done but It’s doable). I’m not willing to actually build them off of loans though. Is it realistic for me to expect a company to come in build the structure and pay me for the privilege of allowing them to put it on my land?

    You have a point I probably stopped pursuing the opportunity to early in the game. I like the thought of having a $2500 a month billboard fee coming in. I don’t really want to build a house there and sell it. I would consider a renting out a brick foundation mobile home there. That would generate a nice little 500 to 1000 income every month as well.

    What was result GQ? Did you find out what the costs were on the bill boards?

    How effective was your pursuits in gaining land next to the highway?
