How Can Landlording Be Easier

i am wondering if there is any answering service that i can use, that will allow prospective renters to call and hear a recording of my available properties. this way they dont have to call my cellular phone all day while i'm at work and other times when i cant answer. :-D

    You and I face the same problem. I have three houses that I am trying to LO. Answering phone calls from crazies, drunks, deadbeats, and other unqualified people is sucking up my time. I am told that you can get a service form your phone company (MCI, Spring, Bellsouth, etc) that will give you a mailbox number for one month at about $20. You record a 3-5 minutes message and at the end of the message you give them your cell phone to call for more info if they are qualified and they are interested.

    If it figures into your budget you could contract with property management companies for some limited service, they will probably want to manage the property instead of just offering tenants but you never know. 5%-6% may be worth the peace of mind.
