How Can I Show Property Without Buyer Meeting Seller?

I have a deal where I am tying the property up and I am showing the deal to a prospective buyer tomorrow. The problem is the seller has to meet me there also to open up the property because the lockbox broke. Will this cause a conflict? I didn't want buyer and seller to meet because I get a lot of deals from the seller and the buyer may strike a deal with the seller to do business in the future and cut me out. Any suggestions??

    Be straight up. I'm assuming since you have bought property from this seller before, you have some sort of relationship there. They know you flip the properties. Just tell them that you don't want your prospective buyer to know that there is another party involved just yet and was wondering if there was a way to show the property without them being there. If you are serious in this, I'm sure you'll have no problem.

    Even if they don't konw what your doing, Have the buyer sign a "intent to purchase" from you, so they can;t go around you.

    Meet the buyer 30 minutes or so AFTER you plan to meet the seller to let you in. I am assuming the seller will leave you for an hour or so, giving you time to meet the buyer and how it.

    I would think that the seller should know you are trying to find a buyer for his property, and he should you give you access to the property without him being around. I would also have the buyer sign a purchase agreement before you show the property, this way your deal is locked in and the seller can only go through you for the assignment.

    if your seller knows what your doing he should be understanding of how you work. If not, have in your contract (with the seller) that you have the right to have access to show the property to prospective tenant/buyers. So he can leave a key around the property or have him get there prior to you and unlock the door and go for a stroll.

    Also, tell your buyers that the seller is your partner or property manager.

    so far this has not failed for me.
    i have a partner i work with and there have been MANY cases where the buyer had to open the property to us to show a seller.
    here's what we do,
    my partner will usually occupy the seller with conversation while i show the property to the buyer. i try to avoid any price conversation with my buyer while i'm showing the property inside. if my buyer wants to talk price, i save this conversation for when we're outside looking at the exterior of the property and a way from my seller.

    This is a good ??? I'd like to go a step further, I know that there aren't many title companies that will facilitate this type of creativity. How does one tie up a property w/ Joe Seller for say 45-60 days, while marketing the property, qualify a buyer, go to closing & pocket a gizillion bucks? Are there any realistic books, ebooks, videos that you investing gurus know about?
