How Can I See The Home Before Auction?
I want to bid on this home which is in a good area. The auction is going to be conducted in 2 weeks from now at the court house
How can I see the home inside? The owner still occupies the home. I am hesitant to telephone the owner or knock on their door since i think they may get offended.
Any ideas how I can look inside the home

The only way you can get inside the is by talking to the owner.
You can go in there and attempt to buy the house directly from him and offer to save his credit.
The best time to mail is in the beginning. Ideally you would like to be the first postcard that they receive. So try early mailing and see what is your success rate. Early also has more competition and not just from investors. You have bankruptcy attornies, credit repair, refinance, etc. You will just have to experiment and see what works for your county, competitors, and clients.
Sahm you may also want to mix up your message to the pre foreclosure.
Because none of us now exactly what each person is going to respond to, we mix it up by sending professional letters, handwritten letters, large postcards and small postcards...Different looks, different telephone numbers…
I have had sellers tell me, while in my conference room signing disclosures, that they didn’t like this other company because of the message on their postcards... What was funny was that the company was mine...
And it has worked on the reverse as well.
