You are interested in Foreclosure Auctions, REO, and preforeclosure sales.
To learn "how to" I'd suggest reading as much as you can, attend a few foreclosure and/or muni lien tax auctions to see how they go, and try to get a foundation in real estate including real estate finance, and appraisal so that you can learn, 'how to."
being told 'how to' is not quite the same as knowing "how to"
To buy at the Courthouse... bring cash. To Buy from the former lender (as an REO) you'll need cash and/or a mortgage loan to acquire property.
