Hot On The Trail!

Hi fellow investors,

Need some help with a property. It's a 4-plex that used to be immaculate, now it's not. Looking for the owner, only have his name. phone number is not listed. Address he uses is the address of the 4-plex he presently owns.
Went by property yesterday, spoke to one of the tenants who would not give the name of the owner or his whereabouts. She did volunteer to tell me that the property is going up for sale.
I'd like to reapproach. But my question is 'how do I reapproach'? I'd like to talk to the owner. but if not, is it wise to ask tenant questions?

    Ask all the tenants, leave your name and # with each of them, send a letter to that address, search the tax records, you could easilly find out the owners name via public information, once you've got the name do a lookup for the guys phone number, or his address then proceed accordingly.

    the tenants are your answer - befriend them and you'll have the owner's info before you know it. If they say they don;t know - ask what they would do at 11:30pm if there was water running through the place - they know how to contact him - if for nothing else they know how to pay their rent - have them explain how rent collection is done, visits on the 1st? mail to a PO Box?

    Don't hesitate to let them know you expect to be their landlord and they will definately treat you diffreently.

    Thanks Saniche. I do already have the owner's name. I've contacted the tax assessors' office about the address. When I called to get a phone #, an automated voice comes on to state that it is not available.

    Try sending a letter to the last known address and under the return address put in (Return Service Requested) this will give you any forwording address if known.

    Do a reverse phone number lookup:

    See if the tenants know where he lives.

    Find out where they mail the tax notices (county recorder's office)

    ok -- just got back from talking to the tenant. she told me the property is going up for auction. The County of LA auction is this Mon&Tues, Aug 2&3. Spoke with a lady out of the auction office and it's too late to register.
    Is anyone out there going to the auction? I'd like to be able to go and bid.
    Is there any way I can do this? Please, someone!!! contact me or respond.
    I've already stated twice the phone number for the owner is not available to public!! you CANNOT get it! reverse, or otherwise....thx

    www.deadleads.com is a great tool to use to track people down. At $25 each it gets expensive but the service is really cheap considering the vast report you get.

    They give you the history of everywhere the owner has ever lived and telephone numbers, search drivers license records, criminal records, etc, etc and a huge list of possible relatives.
