Home W/ Pool As A Rental?

I saw a house that was for sale cheap and had a swimming pool with it. Would this be a bad idea for a rental?

Does anyone have experience/advice renting a home with a pool?

Insurance and maintenance may be more, though you are in California, many homes have pools.

I might compare it to like properties in the area, it really depends. Many homes here in L.A., more than you might think, have swimming pools and are rentals. Just make sure that you have adequate insurance.

In Arizona, almost every home has a pool. It would be an advantage if the pool already has a fence around it or you might want to invest in one to reduce liability.

What if you just take the deed subject to and sell it on a lease option or contract for deed?

No matter what you do - get really good liability insurance for houses with pools...

    Just my 2 cents!

    Good Luck!
